Tenants

Visum Lettings are dedicated to help find you your ideal property to rent in the Northamptonshire area. We are more than happy to arrange appointments to view our rental properties at a time that is convenient to you, including out of office hours. However, if a property want to view is tenanted already then we must accommodate the current tenant’s wishes regarding viewing times and also give them suitable notice. Once you have found a property you wish to apply for, the process is as follows:

To secure a property for rent

Once you have found your perfect home for rent you must fill in a Tenant Application Form. You must also supply us with the following documentation:

• Photographic ID such as Driving License, Passport or National ID Card
• Proof of current address (bank statements/utility bills dated within the last 3 months
• If you are working then 3 recent pay slips or balance sheet from your Accountant
• If you are a benefit claimant then we need to see proof of entitlement to Income Support, JobSeeker’s Allowance or Disability Living Allowance
• If you are a foreign national then we must see proof you have the legal right to reside within the UK

Fees and Rental Payments

Below are details of our fee structure:

Administraiton fees:

• £200 holding deposit (non-refundable but goes towards rent on completion of successful application)
• £45 (plus VAT) referencing/background check fee

On or before the day of move in (in cleared funds by cash or bank transfer – we NEVER accept cheques of any kind, not even bank drafts):

• One month’s rent in advance
• Deposit protection fee of £130 which covers our lodging your deposit with our government approved scheme Tenancy Deposit Solutions Ltd.
• Deposit amount as previously agreed

Note please that rent must be paid monthly by standing order and that each late rent payment will incur a late payment charge of £12.50 to cover our administration costs of chasing payment.
